New Plymouth District Council manages the holiday cottage leasehold sites located on reserve land at Ōnaero, Urenui and Tongaporutu.
The lease is a ground lease which means that NPDC (the lessor) gives the right to use and occupy the land to the holiday cottage owner (the lessee) in return for the payment of rent by the lessee. Any improvements on the land form part of the leasehold interest and are owned by the lessee.
The rent payable is determined by regular rent reviews during the term of the lease, such reviews may result in a rent increase.

Under the lease, rent is payable annually in advance. NPDC offers flexible payment options as outlined below:

If a renewal is provided for in the lease, the lessee is required to provide written notice to NPDC requesting renewal of the lease at least six months before the lease is due to expire.
When you sell your holiday cottage, NPDC need to consent to the transfer of the lessee’s interests. You will need to complete the Application for consent to assign a Domain Lease which includes a checklist that outlines the requirements to be met before NPDC will consent to assign the lease.
The NPDC administration fee is $570 per consent, however, fees are subject to annual changes in accordance with NPDC fees and charges policy. Please allow fifteen (15) working days for the request to be processed.
